So, we got an offer today, but it's a little on the low end. Not a low-ball, but definitely the lower end of reasonable--just this side of insulting. We can't counter-offer, though, since it's a VA loan. So we're trying to decide whether to take it.

Given that we're not even two weeks into the listing, I'm guessing we'll easily get another offer sometime in the next few weeks, but the question is whether that offer will be higher enough to make the wait worth it.

We're going to talk about it more tonight after M gets home, and our agent did say she's talking to another agent who wanted to be kept in the loop, so we'll see. We have until 9p tomorrow to decide.

You can't counter, but you CAN decline. Serves the same purpose; if they want the house, they'll offer more if they can. I have heard especially with VA loans though that often an agreed-upon price doesn't get through financing because appraisals are coming in lower than the offers and the buyers don't have the cash to make up the difference.
