So, we got an offer today, but it's a little on the low end. Not a low-ball, but definitely the lower end of reasonable--just this side of insulting. We can't counter-offer, though, since it's a VA loan. So we're trying to decide whether to take it.

Given that we're not even two weeks into the listing, I'm guessing we'll easily get another offer sometime in the next few weeks, but the question is whether that offer will be higher enough to make the wait worth it.

We're going to talk about it more tonight after M gets home, and our agent did say she's talking to another agent who wanted to be kept in the loop, so we'll see. We have until 9p tomorrow to decide.

I don't think we'll have a problem with the appraisal--our list price is already considerably lower than the county's tax assessed value for this year, so I think we're in good shape there.

Our agent said the offer is the max that the buyers were approved for, so that's basically it.
