Slept in today, somewhat. Had a lovely evening last night hanging out with the gang to celebrate [livejournal.com profile] havdrake's graduation. Very much looking forward to being in a new house sometime soon so I'm closer to everyone.

Absolutely astonished that the listing for the house has gotten 121 126 hits in less than two days. About a third of that is LJ and FB hits, but everything else is either direct hits from Redfin or links from somewhere else. We've already surpassed the listing that's the third most active in our comp group, and have more than half the hits of the second-place one. Granted that this only counts hits directly to Redfin listings, so other houses may have more hits from other real estate sites, but still, that's a lot of activity in a very short time. M went by the place yesterday to drop off flyers, and found three agent cards already there, and another agent pulled up just before he left. We'll probably head up there again later to drop off more flyers.

Of course, all this attention could just be looky-loos and agents seeing what's new in their market, but still... if even half of the "real" hits are potential buyers, we may well see multiple offers within a very short time. Maybe even before we do the open house next weekend. Not that I'm betting on this, of course--we're still in a slow market and there are still a few downsides to the house (from a buyer's perspective.) Still, we're in a sweet spot in terms of price/quality, and there really isn't any competition for the specific combination of those that we have. Everything that's priced lower is smaller, on a smaller lot and with far fewer of our features, and everything that's nicer quality is much more expensive (including a house down the street with roughly the same feature set and a little less square footage that's going for ~$50k more than we are, and another nearby with roughly the same tax assessed value that's going for $30k more. Heh.)

I'm guessing that we'll either get offers within the first few weeks, or we're probably going to have to dig in for the long haul. I certainly hope it's the former, because I want to get this over with so we can get into a new place (maybe even the one we're looking at an open house for today.)

Still, today is going to be mostly downtime and doing a bit of cleaning here at the villa. Should be nice to not be stressing over the house today. :)
